We file before the deadline

We submit your grievance directly to the county on your behalf. For Nassau we file with the Assessment Review Commission (ARC). For Suffolk we file Form RP-524 with the correct town's Board of Assessment Review — there are 10 Suffolk towns each with their own process. We handle the right one for your property. Filing is time-sensitive. We make sure nothing gets missed.

For Suffolk County, filings are due May 19 and BAR decisions come within 30-60 days — however most Suffolk BAR grievances are initially denied, which is completely normal. The real resolution for Suffolk typically comes through SCAR (Small Claims Assessment Review), which can take 12-24 months total but often results in a retroactive refund. For Suffolk County, SCAR is included in our $199 flat fee — we file the petition, represent you at the settlement conference, and cover the $31 court filing fee. For Nassau County ($99), SCAR is not included but comparables are provided on request if you wish to pursue it independently.
